Purpose

This procedure outlines the required process for ordering VA appraisals through Coast2Coast Mortgage Lending. VA appraisals cannot be ordered until payment has been received.

 

New! A designated internal team handles all VA appraisal ordering and communication through the VA WebLGY portal.

 

Preparation Before Ordering the VA Appraisal

Please ensure the following items are completed and available before submitting an appraisal request:

 

Required Documentation & Information

  • Certificate of Eligibility (COE) obtained and uploaded to the ARIVE loan file 
  • Veteran borrower’s full name and Social Security Number
  • Lender ID 
  • Lender Loan Number 
  • Confirmed appraisal fee amount using the VA Fee Schedule: 
  • Individual’s email address for appraisal payment link 
  • Fully executed sales contract and all addendums (for purchases) 
  • Property tax certificate
  • Proposed/New Construction Specs and Plans (if applicable) 
  • Property access/contact information 

 

VA Appraisal Ordering Process

 

Step 1 – Submit the Appraisal Order Form

Complete the VA Appraisal Order Form:

 

 

Step 2 – Upload Required Documents

Email all required supporting documentation to:

 

Step 3 – Borrower Payment

A payment link will be generated and sent to the borrower based on the information submitted in the order form.

 

IMPORTANT: VA appraisals should be paid prior to ordering. Exceptions may be made if the LO guarantees payment should the loan not move forward.  

 

Step 4 – Appraisal Ordered Through WebLGY

 

Once payment is confirmed:

  • The appraisal is ordered through the VA WebLGY portal 
  • An appraiser is automatically assigned by the VA system 
  • VA Form 1805 is generated and uploaded to the ARIVE loan file 

 

Step 5 – Appraisal Turn Times

 

VA appraisals turn times are determined by the VA and can be found on the VA Fee Schedule:

 

Important Notes

  • Turn times are measured in business days 
  • Timing begins the business day after the appraisal is ordered 
  • Weekends and holidays are not included 

 

 

Completed Appraisal Process

 

Once the final appraisal is uploaded to the VA portal:

  • Our appraisal team receives notification from the VA 
  • The appraisal is downloaded from the VA portal 
  • A copy is uploaded to the ARIVE loan file 
  • The Processor and/or LO will receive a copy 

If the appraiser’s W-9 has been received:

  • The invoice and W-9 are forwarded to the Coast2Coast Accounting Team for payment processing.

If the appraiser’s W-9 is not received:

  • We will request from the appraiser and then forward to accounting for payment.

 

 

Communication with Appraisers

 

To remain compliant with VA requirements and company policy:

LOs, LOAs, and Processors are NOT permitted to communicate directly with the appraiser.

 

All communication must go through the designated appraisal team.

  • Inspection status 
  • Report revisions or corrections 
  • Reconsideration of Value (ROV) requests*  
  • Condo approval questions 
  • Final inspection requests 

 

 

*Reconsideration of Value (ROV)

 

Steps to request a Reconsideration of Value (ROV) from VA:

  1. Send your request and all supporting docs to appraisals@coast2coastml.com
    1. Provide a signed letter from the veteran providing detailed justification for the items of disagreement and the reasons for believing the information provided in the report is incorrect. Make sure to include any available data. 
    2. Any documentation and information supporting the requested value
      1. Limit of 3 comparable sales
    3. Completed VA ROV Cover Sheet
