Social Media Requirements

REMINDER --   all social media content—including posts, pages, videos, and profiles on platforms like Facebook, Instagram, LinkedIn, TikTok, YouTube, and others—must include the required company and licensing information. These disclosures are mandatory to meet federal and state advertising and NMLS compliance standards.  We recently were cited for failing to meet these standards on some of our MLO’s pages.

Minimum Requirements for Every Post or Page:

  • Your full name as it appears in NMLS.
  • Your NMLS ID number.
  • The company name (Coast2Coast Mortgage. If you have a DBA, must still show DBA or Powered by or subsidiary of).
  • The company NMLS ID number – 376205.
  • Equal Housing Lender or the Equal Housing Lender LOGO.

This information must appear visibly in your video captions, profile bios, or post text—not only in a comment or hidden section.

  • It must be visible on the landing page. It cannot be a ‘link’ to another page.

Before posting new content - review it for compliance or submit it to bob@coast2coastml.com for a quick check.

If anything in your post/announcement/advertisement appears to mention “preapproved/prequalified” or the consumer could reasonably assume based on the advertisement that they are approved for a mortgage, you need the following disclaimer:

This is not a commitment to lend. All loans are subject to credit approval and property appraisal. Programs, rates, terms, and conditions are subject to change without notice.

Interest rates and annual percentage rates (APRs) are subject to change based on market conditions and borrower eligibility. Not all applicants will qualify. Terms and conditions apply. We are an equal housing lender. We do not discriminate based on ancestry, race, color, religion, sex, disability, familial status, national origin or military status.
