IN-HOUSE REFERRAL LOAN PROGRAM POLICY
Effective Date: Immediately
Applies To: All Mortgage Loan Originators (MLOs)
Purpose:
The purpose of the In-House Referral Loan Program is to support Coast 2 Coast Mortgage Loan Originators (MLOs) who encounter borrowers in states where they are not licensed. This program enables those MLOs to retain the loan within Coast2Coast Mortgage, ensuring client continuity while earning a commission through a compliant, structured handoff to a licensed loan officer.
1. Referral Procedure:
If an MLO is not licensed in the state where the borrower resides:
- The MLO must refer the loan to Coast 2 Coast management by emailing Marcie Culley, Liz Miller, Keith Richardson, or Robert Miller-Bagley.
- An In-House Loan Referral Form (provided by the company) must be completed and submitted with the referral.
- MLOs may not directly assign loans to licensed colleagues under any circumstances. All assignments will be coordinated by management to ensure proper licensing and workload balance.
2. Commission Structure:
Once the loan closes, the commission will be split 50/50 between the referring MLO and the licensed MLO, after the standard Coast2Coast Mortgage company fee is deducted.
There are only two allowable commission structures under this program:
- 0% – A complete handoff where the referring MLO receives no commission.
- 50/50 split – Equal sharing of commission after company fees.
No other commission agreements, side arrangements, or custom splits are permitted.
Violations may result in forfeiture of compensation and disciplinary action.
3. Responsibilities of the Licensed MLO:
The assigned, state-licensed MLO will be responsible for the full origination process, including:
- Sending the borrower a secure application link.
- Pulling credit and reviewing the credit report.
- Running AUS (Automated Underwriting System), if applicable.
- Pricing the loan and determining optimal product selection.
- Managing all compliance-required disclosures and approvals.
4. Referring MLO as LOA (Loan Officer Assistant):
The referring MLO may remain actively involved in the transaction in the capacity of a Loan Officer Assistant (LOA):
- The licensed MLO is responsible for formally adding the referring MLO as an LOA in the loan file.
- As an LOA, the referring MLO may assist with:
- Communication with the Borrower
- Collecting documentation
- Supporting loan progression in a non-licensed capacity
This allows the referring MLO to provide value and continuity in the client experience without violating licensing laws.
5. Compliance & Enforcement:
- All aspects of this program must comply with state licensing laws and internal Coast2Coast Mortgage policies.
- Any deviation from this policy, including unapproved commission splits or unauthorized loan assignments, is strictly prohibited and subject to disciplinary review.
